Maintenance on any AC system takes about 35
minutes to 1 hour per unit if it is done correctly and there are not any major
issues. Listed below are the key minimum points that all AC systems should have checked.

Condition of Belts
Check for loose hardware
Condition of Electrical connection
Head Pressures
Super Heat. This is the difference between the temperature of the refrigerant going into the evaporator verses what it is coming out. It should be between 10 and 12 Degrees. This is the least checked item but is one of the most important.
Delta. This is the difference in the air intake temperature and the cooled air. It should be above 20 degrees.

Clean the Condenser coil
Clean out the drains. It is a good idea to treat them also. It is well worth the extra money.
Check the evaperator coil These people thought their system was running great. This dirt and mold was blowing all over there home.

Some questions AC Personnel should ask.
How long has it been sinse your last service?
How often do you change the filter?
What type of filter do you use?
Are you having any problems with the system?
Do any locations of the home or business feel warmer or colder than other locations?
Somethings you can do to keep your system running in top performance.
Use good quality pleated filters and change them
often. This will keep the evaporator coils from getting clogged. Cleaning these coils is time consuming and expensive.
Leave you thermostat at a set temperature range. Programable thermostats can normally be set for huge swings in temperature unfortunately your system can not handle it. You should have no more than a 4 degree swing in your settings. Remember, you are not just cooling the air you are cooling everything in your house. This can lead to other issues.
Be responsive to strange noises. Most problems start out small and build over time.
Do not blow grass clipping into your coils. This sounds like a no brainer but it happens all the time and can have a huge impact on your system.

Get your system checked out every year by a AC
company. It is just like changing the oil in your car, you know doing it will make it run better and longer. The same can be said for your AC system.
